You may have seen Seth Jacob Phillips — otherwise known as @DudeWithSign — around town with his witty cardboard commentaries, or perhaps even on Instagram, where he currently has 7.7 million followers.
You may even have seen his East Village apartment on Caleb Simpson’s viral video titled “Funny Man Holding Sign in New York Apartment Tour,” a visit that was reported in The Post.
During the home tour, the Dude held up one of his trademark handcrafted signs simply reading, “Stop letting vloggers into your home.” Well, the Dude’s former rental — he recently moved out — has just hit the market for $5,950 a month. It’s available starting Feb. 3.
That’s just a tad more than what Phillips paid. When he rented the one-bedroom, one-bathroom loft in October 2022, the asking price was $5,750 a month.
The bachelor pad is in the Theatre Condominium, a five-story boutique condo building with 11 units that dates to 1920. It’s located at 133 Second Ave. and historic Saint Marks Place.
At just under 800 square feet, this “rarely available loft” feels surprisingly roomy. It features an open horseshoe-shaped layout. It boasts vaulted 12-foot ceilings with wraparound, floor-to-ceiling windows that bring in the light, as well as double-paned glass “city-quiet” windows. There’s also a washer/dryer and lots of closet space.
In addition, there’s also a separate kitchen area with granite countertops and a dishwasher.
Maybe the next renter will use it more, as Phillips has said he doesn’t really cook — although there’s also a cooking video shot inside the home with Dan Churchill dubbed “Inside Dude With Sign’s INSANE NYC Apartment!“
The Theatre Condominium also features a video intercom security system, an elevator and a landscaped, furnished common roof deck.
The listing broker is Douglas Elliman’s Lila Nejad, who sold the unit to its current owner 10 years ago and has been renting it out ever since.
