JAMS, a leading provider of alternative arbitration and mediation services, is moving to two full floors at 3 Times Square. The lease for over 55,000 square feet brings the Rudin-owned tower to 75% full.
The tenant is expected to move from 620 Eighth Ave. in the fourth quarter of 2027.

Rudin and its joint-venture partner Thomson Reuters recently completed a sweeping capital improvement program at the tower.
Meanwhile, SL Green completed two leases at 711 Third Ave. between East 44th and 45th streets.
Fidelity National Title Insurance Company and Ackman Ziff Real Estate Group recently signed leases at 711 Third Ave. Google MapsFidelity National Title Insurance Company signed a new lease for just under 20,000 square feet while Ackman Ziff Real Estate Group renewed on 14,598 square feet.
A recent major renovation of the midcentury tower designed by William Lescaze & Associates includes a gallery-style lobby showcasing an original Hans Hofmann mosaic mural. CBRE’s Joseph Fabrizi repped Fidelity National and Ackman Ziff was repped in-house.
