Two-time NBA champion Kevin Durant could afford to buy his old townhouse more than a million times over.

The highly-paid NBA star’s former luxury townhouse in Oklahoma City listed for just $35 in late May, despite the 3,904-square-foot abode offering all-star amenities and a winning location. The jaw-dropping price tag is earning the already-notable property a great deal of public interest, as well as impressively high offers. 

On the court, this offering would be dubbed a “fake out,” but in real estate, it’s called a marketing gimmick.

Local Oklahoma City agent Ieasha Larkpor of Thunder Team Realty holds the buzzy listing. Larkpor told The Post in an email that, despite the shockingly low price, she has received 22 offers total.

“The owner felt like a basketball enthusiast or Kevin Durant fan would be interested in owning a piece of history,” Larkpor explained. The idea is that buyers should choose what they feel the home is worth.

The current owner purchased the home in 2017 for $1.15 million, according to Zillow. They clearly anticipate a return on their investment.

“The owner is expecting to have offers around $1 million,” Larkpor said in her email.

Durant, 37, is currently on his fifth franchise as a power forward with the Houston Rockets, but he once called Oklahoma City home.

In 2012, the same year he led the Oklahoma City Thunder to the NBA Finals, Durant purchased his two Oklahoma City townhomes on the same street for $1.76 million. He sold the now-$35 unit to a neighbor in 2017, according to Realtor.com, the year after signing on to the Golden State Warriors.

Located just a 5-minute drive from the Thunder’s Paycom Stadium, it’s no wonder Durant chose the three-story brick residence for his home. The property includes four bedrooms, four bathrooms, two kitchens and a two-car garage, according to the listing. All three floors, connected by a private elevator, boast high-end finishes and designer light fixtures. 

Ownership in the luxury community also comes with access to a clubhouse and an aquatic center.

The 6-foot-11 star added his own enduring design touches to the property, according to Realtor.com, including an extra-tall shower and an extra-long bathtub.

Most of the furniture and artwork that remains in the unit belonged to Durant, the outlet reported. The current owner, a fan and former neighbor of Durant, chose to maintain the baller’s interior decorating style, including bold pops of color and opulent light fixtures.

Larkpor has reportedly received hundreds of offers, according to Realtor.com, although some more gullible callers have reportedly taken the initial price tag at face value. Larkpor told the outlet that the glut of calls is worth the attention it has brought to the property.
