Rams turning rundown mall into new 52-acre, $10 billion village HQ with thousands of homes planned

The Los Angeles Rams are turning a rundown mall into a $10 billion neighborhood.

As the team’s future permanent headquarters, the Rams plan to transform 52 acres of land into a new neighborhood within the Woodland Hills Warner Center.

Rams Village at Warner Center will include acres of pedestrian open spaces, residences, community-oriented retails, restaurants, hotel, office space and the Rams corporate headquarters and training facility.

The site was once home to The Promenade, a shopping mall that opened in 1973. The great destination eventually became one of the San Fernando Valley’s struggling retail properties. Demolition of the mall began in January and was completed in August.

“Rams Village at Warner Center will continue to transform Woodland Hills by providing a vibrant gathering place for the community through publicly accessible open spaces, new entertainment venues, a retail village and residential offerings,” Rams owner Stan Kroenke said.

“This is a tremendous opportunity to develop a dynamic destination and create the Rams permanent headquarters within the city of Los Angeles and we look forward to working with the city to turn this vision into a reality.”

Permanent construction is targeted for 2027, with the broader neighborhood expected to be built out in phases spanning roughly a decade.

Rams Village is set to contain more than 5.2 million square feet of development and is expected to cost north of $10 billion. Both of the Rams’ two outdoor training fields will be retained as part of the team’s permanent headquarters.

Moreover, a 150,000 square-foot indoor practice facility with seating for up to 2,500 people will also be at the center of the Rams’ training complex.

The broader development plan for Rams Village at the Warner Center includes: 3,100-plus homes, including apartments and live-work units; two indoor entertainment venues seating 5,000 people and 2,500 people, respectively; nearly 2 million square-feet of office, retail and hotel space; a 182-room hotel; and more than nine acres of public space.
