Malibu’s first condo in decades launches sales — with amenities including a biohacking studio

Malibu’s first new condo offering in almost 20 years has launched — in a rental complex that once counted Charlie Sheen as a resident.

“This is rare. Especially for Malibu,” broker Aaron Kirman posted on Instagram.

Kirman, founder and CEO of Christie’s International Real Estate Southern California, is handling sales for the swanky condo development, known as Privé Malibu, with Christie’s Tomer Fridman and AdaMark Residential.

Because this is Malibu, condo amenities include a biohacking studio — a fancy way of describing a wellness and recovery area with a cold plunge and an infrared sauna.

That’s in addition to amenities that include a gym, meditation gardens, a pool, al-fresco dining areas, a yoga lawn, sports courts, as well as a children’s playground and a dog park.

The launch comes as the community continues to rebuild following the tragic wildfires of January 2025. To that end, condo amenities also include fire protection and insurance.

Privé Malibu, developed by Daniel Lebensohn’s BH3 Management, is at 6487 Cavalleri Road — near hot spots like Zuma Beach and Paradise Cove.

The 10-acre oceanfront condo development features 68 townhomes and penthouses, where two- and three-bedroom units are asking $1.9 million to $4.5 million — a significantly low price point entry to Malibu. As for size, they range from 1,577 square feet to 2,231 square feet. 

Prospective buyers so far range from fire-displaced buyers, locals who are buying in Malibu for the first time, and students and parents who are looking for a place near colleges like Pepperdine University.

BH3 Management acquired the existing luxury rental property in 2024 and converted it into Privé Malibu, the condo community. 

The original four buildings were constructed in 1993, and the property underwent extensive renovations in 2018 and then again after the wildfires. Move-ins are slated to begin by the end of the summer, Lebensohn said.

“The resort is like a campus and the units have a variety of layouts,” Lebensohn said. “All of the units have high ceilings, fireplaces and hardwood floors. There’s nothing like this in Malibu, and there won’t be again.”
