Marbella’s high-end rental market continues to soar, with luxury villas like Villa Sirius commanding EUR 100,000 a month at peak season.

We all know that prices are rising around the world and Spain is no different. House prices, electricity prices and the general cost of living are all on the rise and many are talking about the cost-of-living crisis. But not everyone is suffering! The old adage that the rich keep getting richer is still true, and they are snapping up luxury properties for sale and also renting luxury properties for holidays and long-term lets. But what does it cost to live like a billionaire?

Well, in the case of Villa Sirius in Marbella, a month’s rent will set you back EUR 100,000! For this price tag, you could be living in a spectacular 5-bed luxury villa, with a private heated pool, large garden, indoor and outdoor kitchen and dining areas, wine cellar, pool room and sauna.
But is any villa really worth that amount to rent?


Renting Villa Sirius in Marbella for a month costs the same as buying a house in Spain
The average price of property in Spain (Q1 2025) is just over EUR 1,900 per square meter, so a modest apartment of around 50m2 could be purchased for the same money. Instead of a month in this mega mansion, you could buy a larger house in the most affordable areas of Spain. This includes Extremadura, Murcia, Castille-La Mancha, Aragon, Costa de Almería, Costa del Azahar and even inland Andalucia and Galicia. But of course, properties in the highly desirable area of Marbella don’t come so cheap! The average price/m2 of housing in Marbella in the same period was EUR 5,756, and due to limited stock in the most in-demand areas, prices have been skyrocketing. According to Idealista, the price per square meter in the Marina Puente Romano complex in May 2024 was EUR 30,000 per square metre!


Rentals have also been pushed higher and higher across Spain, with Marbella in particular seeing a shortage of properties, which has driven prices skyward. The monthly rent for a two-bedroom long-term rental in Marbella ranges between EUR 1,400 to EUR 3,000, for a minimum 11-month contract. You’ll be paying over EUR 5,000 per month for a three- or four-bedroom apartment, again on a long-term contract. But if you want to have an extended stay of a month, in a short-term rental, then prices increase further, with prices of weekly short-term lets being the same as a monthly long-term rental. This is why the mega-rich can end up with such a big bill for a month-long stay in a spectacular villa like Villa Sirius.


Holiday rental specialists Vacation Marbella, who are responsible for renting Villa Sirius explain, “The very best villas in Marbella are in high demand, particularly during the peak season in July and August. These villas are expensive to buy and run and include the very finest materials, finishes and services, which take a lot of upkeep and are costly to replace.
The owners need to get a good return to make renting out their spectacular villas worthwhile, and so to see a nightly fee of EUR 5,000 in the peak season for a place as good as Villa Sirius is not unusual.
Of course, these kinds of hyper-luxury villas are only accessible to the high-net-worth and ultra-high-net-worth holidaymakers. But these people are used to the very best and aren’t afraid to pay for it.”


The Most Expensive House in Spain
In October 2024, it was reported in the Sur in English that the most expensive property on the market in Spain was in the La Zagaleta development near to Marbella, on sale for EUR 29 million. But in April this year, this was beaten by two standout properties. Andalucia Today reported that, in the Puente Romano area of Marbella, a nine-bedroom villa was listed for EUR 50 million. Then shortly after, Euroweekly News reported that the extraordinary Villa Bellagio in Marbella’s Sierra Blanca development was put on the market at EUR 70 million!
