190 Bowery set to land long-term office tenant

The iconic, graffiti-covered landmark at 190 Bowery will soon have a long-term office tenant for the first time since famed photographer Jay Maisel, whose family lived there for nearly a half-century, sold it to Aby Rosen’s RFR in 2015.

The tenant is leading “workplace experience” outfit Industrious.

The company has several other Big Apple locations but its Bowery digs would seem to be its flagship location.

Industrious real estate director Natalie Levin called it a “trailblazer footprint in the walkable, energetic NoLita and Lower East Side area.”

The 38,000 square-foot, 1898-vintage former bank building’s 33,231 square feet of office space were mostly vacant after Rosen bought it for $55 million.

It was used by several creative firms for a few years but Industrious will bring it longer-term stability.

The ground-floor retail space is occupied by trendy clothing store Supreme.

Maisel’s family quietly lived and worked unseen in the building’s 72 rooms.

The ghostly-looking structure at the corner of Spring Street was believed by many, even to some brokers, as vacant.

When Rosen bought it, he modernized its systems and removed graffiti on upper floors — but not on the lower floors, where he preserved it as an homage to the neighborhood’s gritty past.

RFR leasing chief AJ Camhi called the building “an evolving work of art that represents a one-of-kind opportunity for Industrious to provide a curated workplace experience in one of New York’s most storied spaces.”

The asking rent was $95 per square foot. RFR was repped by Camhi and an in-house team as well as a JLL team; Levine acted for Industrious in-house.
